The EPA estimates radon is responsible for about 21,000 lung cancer deaths every year in the United States, roughly 2,900 of them among nonsmokers. The only way to know if a home has a problem is to test for it, and a basic test kit costs less than $20. There’s no smell, no visible sign, and no symptom until it’s a diagnosis. Testing is the entire defense.

Why Radon Is So Easy to Miss

Radon forms naturally from the breakdown of uranium in soil and rock, and it seeps into homes through foundation cracks, sump pump openings, and gaps around pipes entering from below grade. Because radon levels can fluctuate with season and weather, the EPA recommends testing during colder months when homes are more sealed up, and retesting periodically even after an initial clean result.

If a test comes back elevated, a radon mitigation system is the standard fix, and it isn’t nearly as disruptive or expensive as most homeowners assume. Passive systems without a fan run cheaper, $500 to $2,500, though they’re generally less effective at maintaining consistently low levels. Most systems can be installed in a single day and require minimal ongoing maintenance beyond periodically checking that the fan is still running.

Is It Worth the Cost

Set against a cancer risk this serious, a test kit costing less than a dinner out and a mitigation system costing about as much as a used appliance is an easy call. Radon mitigation systems are also highly effective, since a properly installed system can reduce indoor radon levels by up to 99%, which means the fix isn’t just cheap relative to the risk, it actually works. Where the Risk Is Highest
